All resale certificate (formerly Disclosure Packets) fees are now due when the item is ordered. This means that when a seller orders the resale certificate, they will have to pay for the certificate at that time, not at settlement.

$141.31 for inspection of the unit if authorized in the declaration and as required to prepare the resale certificate.

$211.96 for preparation and delivery of the resale certificate in paper form (for no more than two copies) OR
-
$176.64 total in electronic form. Only one fee shall be charged for preparation and delivery of the resale certificate.

$70.66 for an additional fee to expedite the inspection, preparation, and delivery of the resale certificate (if completed within five business days of the request)—but only if the preparer agrees to do so (optional at request of seller/agent).

$35.33 for an additional hard copy of the resale certificate (optional at request of seller/agent). Actual cost for third-party commercial delivery service to hand-deliver or overnight the resale certificate (optional at request of seller/agent).

$70.66 post-closing fee charged to the purchaser to update ownership records of the unit owners’ association.

$70.66 for pre-settlement updates to the resale certificate.

Collection times vary, crews begin 6:00 a.m. in Fairfax County and the exact time that the truck arrives at your home will vary; therefore we advise homeowners to have all items out at the curb the night before your collection day or the morning of no later than 5:30am.
All refuse containers must be obscured by view of adjoining lots and streets by a fence or appropriate screening APPROVED BY ARCHITECTURAL COMMITTEE.

Please store your your trash/recycling in a way that animals may not get into it and the wind cannot blow it away. It is your responsibility to secure your waste. Trash receptacles have been provided.

Regular household trash that is the result of everyday living in the home is acceptable.

VEHICLES
All owners' or residents' vehicles parked within the boundaries of the community must display valid state license plates, current vehicle registration decals, Fairfax County tax decals (if applicable) and current state inspection stickers. All covered vehicles must be accessible by the Association's authorized representative or towing contractor for verification.
The HOA has the right to tow any vehicle in violation of this at owner's expense after giving 48 hours notice.
NO NOTICE WILL BE GIVEN FOR ANY VEHICLE ILLEGALLY PARKED IN ANOTHER UNIT'S PERSONAL SPACE. YOUR CAR WILL BE TOWED AT THAT RESIDENT'S DISCRETION.

NO VEHICLE MAY REMAIN IN AN OPEN SPOT FOR MORE THAN 48 HOURS. NO UNIT MAY UTILIZE MORE THAN ONE OPEN SPOT.

Payments can be mailed to 7742 Bristol Square Court or email Board for Zelle information or drop off location.

Each homeowner is obligated to pay quarterly dues plus any special assessments on time. Any assessments that become more than 30 days delinquent after the due date will be charged penalties.
​
The Association may bring an action by law against the owner personally obligated to pay the same or foreclose a lien against the property and interests, costs and reasonable attorney's fee shall be added to the amount.
The Association can notify any Mortgagers of any lot that becomes more than 30 days delinquent.

Snow Removal
Snow Removal Sidewalks: BSHOA is responsible to remove snow within the community streets. Homeowners and residents are asked to clear snow in front of their properties including individual parking spaces and sidewalks.
